Every Service Starts With the Full Picture.
When the homeowners in Sammamish noticed significant leaning and cracked mortar joints in their chimney, they knew a simple patch wouldn’t suffice. Our team performed a rigorous structural assessment, identifying deep-seated masonry failure caused by decades of Pacific Northwest moisture cycles. We didn’t just look at the surface; we evaluated the foundation and the internal flue system to ensure the new build would stand for another 50 years.
A Full-System Repair, Done Once.
This project required a meticulous “demolition and rebuild” approach. We safely dismantled the unstable masonry from the roofline up, ensuring the surrounding roofing deck remained protected. Our masons then reconstructed the chimney using high-strength mortar and premium bricks, integrating a new reinforced concrete crown. By managing the structural rehabilitation and the roofing interface simultaneously, we provided a seamless, leak-proof transition that most general contractors overlook.
What We Did.
The scope of work included a full above-roofline chimney demolition, followed by a precision rebuild with period-accurate brick matching to preserve the home’s aesthetic. We installed a custom-parged concrete chimney crown, a new stainless steel flue liner for modern safety standards, and a high-wind rain cap. To finish, we applied a professional-grade breathable masonry sealer to protect the new brickwork from the Sammamish climate.
