This is often caused by “freeze-thaw” cycles. Water enters small cracks in the mortar, freezes, and expands, breaking the mortar apart. If left untreated, this leads to structural failure and falling bricks.
A patch job often traps moisture inside the masonry, which causes more damage over time. A professional repair ensures the chimney is breathable and watertight at the structural level.
The crown is the concrete slab at the very top of your chimney. If it is cracked, water flows directly into the interior of the brick structure, leading to rot, mold, and expensive repairs inside your home.
If you see water stains on the ceiling near your fireplace or feel dampness in the attic, the flashing (the metal seal between the roof and chimney) has likely failed.
