Crawl Space Waterproofing

Crawl Space Waterproofing in the Seattle Area, WA.

Standing water and saturated ground under your floor will damage the house above it. Waterproofing is the work of stopping that water arriving, not of drying it afterwards.

Where the Water Comes From

Four Routes In, and They Are All Fixable

Water reaches a Pacific Northwest crawl space four ways, and a real diagnosis names which ones apply to your house. Surface water runs in because the grade slopes toward the building or a downspout discharges at the wall. Groundwater rises through the bare soil floor during the wet season. It moves laterally through the stem wall at cracks, mortar joints and vents cut too low. And in some houses it is simply a plumbing leak that has been running quietly for a year.

The consequences are the same regardless of route. Saturated ground feeds a continuous supply of water vapor upward into the framing, and because warm air rises through a house, a large share of the air you breathe upstairs has come through that crawl space first. Wet framing, failed insulation, corroded ducting and the musty smell that never leaves a house are all downstream of standing water you cannot see.

Waterproofing works outside in. Grade corrected away from the building, downspouts carried well clear, a perimeter or French drain intercepting water before it reaches the stem wall, interior drainage and a sump where water is already arriving, stem wall penetrations sealed, and a continuous vapor barrier over the soil. Which of those you need depends entirely on where the water is getting in.

How We Work

How We Waterproof a Crawl Space

The route the water takes decides the system, so we establish that first and specify second.

Full system inspection

We establish the source: exterior grade and downspout discharge, groundwater level, stem wall condition and penetrations, existing drainage, and whether a plumbing leak is contributing.

01

Define the Scope

The scope addresses the sources we found, in the order that matters, with the exterior corrections that reduce the load separated from the interior systems that manage what still arrives.

02

Execute the Repair

Grade and discharge corrections, perimeter or French drain installation, interior drainage and sump where required, stem wall sealing, and a continuous sealed ground vapor barrier.

03

Verify & Document

We run water through the system to confirm it moves where it should, check the vapor barrier is continuous at the perimeter and seams, and photograph the completed installation.

Why Chimneyz

One Team for the Whole Water Path

Crawl space water usually starts on the roof. It runs off the roof, through the gutters, out of a downspout, across the grade and into the ground beside your stem wall. We work on every stage of that path, so we can fix the cause at the top rather than manage the symptom at the bottom. Most companies who do crawl spaces only see the bottom.

FAQ

Crawl Space Waterproofing FAQ

Water under the house raises predictable questions. Here are the answers we give most often.
Common, yes. Normal, no. Persistent standing water keeps the framing above it in a damp environment year-round, and that is how joists, posts and subfloor end up needing replacement.
Only where the problem is ground moisture rather than water. A barrier laid over soil that floods every winter traps water beneath it and solves nothing. The drainage has to come first.
Less than they were designed to. In our climate, outside air brought into a cool crawl space through the warmer months frequently raises the humidity rather than lowering it. The source of the water matters far more than the vents.
Waterproofing stops water getting in. Encapsulation seals and conditions the space afterwards. Encapsulating a crawl space that still takes on water is sealing the problem inside, which is why we do them in that order.
Usually a great deal of it. Air moves upward out of the crawl space into the living space, so a musty house very often has a wet crawl space underneath it. Remove the water and the air changes.
