Roof Repair

Roof Repair in the Seattle Area, WA.

Most roofs that leak do not need replacing. They need the one detail that failed put right. We find it, fix it, and tell you honestly when a repair is only buying time.

What Actually Fails

Roofs Rarely Fail in the Middle of the Field.

The open run of shingles on a roof is the part that almost never fails. What fails is everything that interrupts it: the flashing where the chimney passes through, the valley where two planes meet, the pipe boots that go brittle and split, the step flashing where a roof runs into a wall, the first course at the eaves where ice and standing water sit.

That is why a roof can be twenty years old, look perfectly sound from the street and still be delivering water into the attic. It is also why so many roof repairs fail. A crew patches the shingles above a ceiling stain, but the water was entering at a chimney six feet uphill and running along a rafter before it ever appeared. The repair is real, the leak is unchanged.

We repair roofs for homeowners whose roof has life left in it. That means tracing the water to where it genuinely enters, correcting that detail properly rather than sealing over it, and replacing only what needs replacing. When the roof is near the end and a repair would be throwing money at it, we say so, because a repair on a failing roof is the most expensive thing we could sell you.

How We Work

How We Repair a Roof

The diagnosis is the job. The shingle work is the easy part that follows it.

Full system inspection

We inspect the whole roof, not the stain. Flashings, valleys, penetrations, eaves and the attic underside, because the entry point is almost never directly above where the water appears.

01

Define the Scope

You get the entry point named, the repair specified, and an honest statement of how much life the roof has left, so a repair is a decision rather than a default.

02

Execute the Repair

Failed flashing replaced and properly integrated, valleys rebuilt, boots and penetrations renewed, damaged decking replaced, and the shingle field made good around the corrected detail.

03

Verify & Document

We test the corrected area under water where access allows, check the attic side for any remaining moisture path, and hand over photographs of what was found and fixed.

Why Chimneyz

The Leak Is Usually at the Chimney

A large share of the roof leaks we are called to in Greater Seattle enter at the chimney, and that is a masonry problem as much as a roofing one. A roofer replaces shingles around it and a mason never gets called. We do both, so the counter-flashing gets cut into the masonry properly and the crown gets addressed at the same visit.

FAQ

Roof Repair FAQ

Roof repair is the service homeowners are most often sold a replacement instead of. Here is how to tell.
Age, extent and pattern. A sound roof with one failed detail is a repair. Widespread granule loss, curling across elevations, or a roof near the end of its life is a replacement, and we will show you which you have.
Because the water was probably entering somewhere else. Water travels along rafters and sheathing before it drops, so the stain is rarely under the entry point. Patching above the stain fixes nothing.
Yes, and often that is exactly right. The honest caveat is color: new shingles will not match weathered ones precisely, and on a prominent elevation that matters more than on a back slope.
Almost all of them. We care about the condition of the roof and the detailing, not who put it on, and we will tell you plainly if the original installation is the reason it is failing.
Active water coming into a house is treated as urgent. We can stabilize and cover to stop further damage, then return for the permanent repair once the roof is dry enough to work on properly.
