Masonry Restoration

Masonry Restoration in the Seattle Area, WA.

Older masonry needs a different repair than new masonry. Soft matched mortar, salvaged units, gentle cleaning – and nothing harder than the brick it is going next to.

Old Masonry Has Rules

The Modern Repair Is Usually the Wrong Repair.

Brick laid before roughly the mid twentieth century is softer and more absorbent than brick made today, and it was bedded in lime-rich mortar that was softer still. That assembly works as a system: it takes on water, moves with it, and releases it through joints that are deliberately the weakest part. Repairing it with modern materials breaks the system. A portland-rich mortar is harder than the surrounding brick, so the movement that the joint used to absorb goes into the units instead, and they crack and spall along the line of the repair.

The same logic rules out most of what gets sold as masonry renewal on an older house. Sealers and water-repellent coatings trap moisture inside units that need to breathe, and the face comes off the following winter. Pressure washing takes the fired skin off soft brick and leaves it permanently absorbent. Hard sand-cement render over old brickwork holds water against it indefinitely. In each case the house looked better for a season and is materially worse a decade on.

Restoration work means matching before it means repairing: mortar matched to the original in strength and colour, salvaged or quarry-matched units, joint profiles reproduced as they were, and cleaning done at the gentlest method that works. Chimneyz restores older brick and stone across Greater Seattle, and where a previous hard repair is what is now damaging the wall we will say so, because that repair usually has to come out before anything else is worth doing.

How We Work

How We Restore Older Masonry

Match first, repair second, and never anything harder than the original.

Full system inspection

We assess the hardness and absorption of the original brick or stone and the existing mortar, identify any previous hard repairs or coatings that are now causing damage, and establish how water moves through the wall.

01

Define the Scope

You get the mortar specified to match the original rather than to a standard mix, the unit match and its source named, the joint profile to be reproduced, and the cleaning method set out with what it will and will not remove.

02

Execute the Repair

Previous hard repairs and coatings removed where they are the cause, failed joints cut and pointed in matched soft mortar, units replaced with salvaged or matched material, and cleaning kept to the gentlest effective method.

03

Verify & Document

We check the cured work against the untouched wall for colour, profile and texture, confirm the wall can release moisture again, and photograph each elevation before and after.

Why Chimneyz

We Work on Old Chimneys

Most of the century-old masonry in this region that still has to perform structurally is a chimney, and that is our daily work. Sourcing salvaged brick, analysing and tinting mortar to match a hundred-year-old joint, and refusing to use a mix harder than the units around it are habits from that work rather than a specialism we added. It is also why we can usually tell you which previous repair caused the damage you are looking at.

FAQ

Masonry Restoration FAQ

Older masonry is most often damaged by well-intentioned modern repairs. Here is what to avoid.
The age of the masonry. Older brick and lime mortar are softer and more absorbent than modern materials, so the repair has to be matched to them. Standard modern mortar and methods actively damage them.
Almost never. Old brick has to breathe. A sealer traps moisture inside the unit, and in the first freeze the face spalls off. If a wall is taking on too much water, the answer is the joints and the source, not a coating.
We would not on soft brick. Pressure washing strips the fired outer skin and leaves the brick permanently absorbent. We start at the gentlest method that works and go no harder than necessary.
Usually. We source salvaged units or a quarry and manufacturer match, and we match absorption and strength as well as appearance so the repair behaves like the wall it sits in.
Yes, though it usually means removing the hard mortar first. Once a joint harder than the brick is in a wall it keeps transferring movement into the units, so leaving it in place means the damage continues.
