Exterior Wall Repair

Exterior Wall Repair in the Seattle Area, WA.

When the damage is in the wall itself rather than the cladding, you are repairing structure. Sheathing, studs, headers and rim joists get replaced properly before anything goes back over them.

Behind the Cladding

The Wall Is a Structure, Not a Surface.

Siding is the raincoat. The wall underneath it is sheathing, framing, headers over the openings and the rim joist where the floor meets it, and that assembly carries the house and holds it square. When water has been getting past the cladding for years, this is what it has been working on, quietly, where nobody looks.

The signs reach you indirectly. A window or door that has stopped operating squarely. A wall that sounds hollow or feels soft when pressed. Interior drywall cracking at a corner that never used to crack. Siding that will not hold a fastener because there is nothing solid behind it. Occasionally the first real sign is a contractor pulling a board off for an unrelated repair and finding nothing underneath.

Repair means cutting back to sound material, which is always further than the stain suggests, and replacing sheathing, studs, headers or rim joist as structure rather than as patching. Load gets temporarily supported where it needs to be. Then the barrier and drainage plane are rebuilt and the cladding goes back. Skipping to the cladding over compromised framing is how a repair becomes a rebuild.

How We Work

How We Repair a Wall

Structure first, envelope second, cladding last. Reversing that order is why these jobs come back.

Full system inspection

We open the wall far enough to find the edge of the damage rather than guessing at it, and establish what is structural, what is sheathing only, and what is still sound.

01

Define the Scope

The scope separates structural replacement from envelope rebuild from re-cladding, and states where temporary support is needed and what permits apply.

02

Execute the Repair

Load supported where required, damaged sheathing, studs, headers or rim joist cut back to sound material and replaced to structure, then the weather barrier, drainage plane and flashing rebuilt.

03

Verify & Document

We confirm the framing is sound and bearing correctly, check that openings operate square again, and photograph the wall opened up, because once it is closed nobody sees it again.

Why Chimneyz

Structural Repair Is Our Core Work

Taking a failed structure back to sound material and rebuilding it correctly is what we do on chimneys and foundations every week, and a wall is the same discipline turned sideways. We also arrive knowing to ask where the water came from, so the rebuilt wall is not sitting under the same failed detail that destroyed the first one.

FAQ

Exterior Wall Repair FAQ

Damage inside a wall is invisible until it is serious. These are the questions that follow the first opening.
Siding repair replaces cladding. Wall repair replaces what is behind it: sheathing, studs, headers, rim joist. If the structure is compromised, new cladding over it solves nothing and hides the real problem.
Doors and windows that have gone out of square, walls that feel soft or sound hollow, fasteners that will not hold, and interior cracking that is new. Any of those warrant opening the wall rather than guessing.
Yes, always somewhat. Damage inside a wall runs further than the visible stain, and stopping at the obvious edge leaves compromised material in place. We cut back to sound material and show you where that line fell.
Replacing structural framing frequently does, and requirements differ across Puget Sound jurisdictions. We identify what yours needs during the assessment rather than mid-job.
In almost all cases, yes. Work proceeds section by section with temporary support where needed, and the wall is never left open and unprotected overnight.
