TPO Roofing

TPO Roofing in the Seattle Area, WA.

TPO is the single-ply membrane most low-slope roofs in this region end up on. It is welded into one continuous surface, it reflects heat, and it lives or dies on how the seams and penetrations are done.

What TPO Is and Where It Fits

A Welded Membrane, Not an Overlapping Covering.

TPO is a thermoplastic single-ply membrane rolled out across a low-slope deck and heat-welded at every overlap. That weld is the whole point. Instead of relying on overlapping pieces and sealant, the sheets fuse into one continuous surface, which is what lets it stand up to water sitting on it rather than running off it.

It suits this region well. The white surface reflects rather than absorbs, which slows the heat cycling that ages a membrane, and the material resists the algae and moss that colonize anything porous here. It handles ponding better than most alternatives, stays flexible through cold, and is straightforward to repair years later because new material welds to old.

What it is unforgiving about is workmanship. A weld made at the wrong temperature looks identical to a good one on the day and separates two winters later. Penetrations, parapets, curbs and drains need proper detailing rather than a bead of sealant. And TPO over a roof that ponds because the slope was never corrected will fail at the seams regardless of how well it was welded. We correct the drainage first.

How We Work

How We Install TPO

Every failure in a TPO roof happens at a seam or a penetration, so that is where the work goes.

Full system inspection

We assess the deck, the existing slope and where water stands, and confirm whether TPO is genuinely the right system for your roof or whether something else suits it better.

01

Define the Scope

You get membrane thickness, attachment method, insulation where applicable, and the detailing for every drain, curb and penetration specified before anything is ordered.

02

Execute the Repair

Deck prepared and drainage corrected, insulation or coverboard as specified, membrane laid and heat-welded at controlled temperature, then every penetration, curb and parapet detailed into the surface.

03

Verify & Document

Seams are probe-tested, water is run to confirm it reaches the drains, and the penetrations and welds are photographed, because they are the only places this roof will ever fail.

Why Chimneyz

The Drainage Comes Before the Membrane

Most TPO we are called to replace early was welded onto a roof that holds water. The membrane gets blamed and the slope was the problem. We assess where the water goes before quoting a covering, and if your roof needs drainage work first we will tell you that instead of selling you a membrane that is already on a clock.

FAQ

TPO Roofing FAQ

TPO is the most common low-slope membrane and the most variably installed. These questions matter.
Decades when welded properly over a roof that drains. The variables that actually decide it are membrane thickness, weld quality and whether water stands on it, in roughly that order.
Sometimes, depending on what is there and how wet it is. Covering a saturated or failing assembly traps the moisture underneath, so we establish the condition of the existing roof before recommending it.
Almost always the weld. Welds made too cool never fully fuse and look fine until they separate. Ponding water accelerates it. Both are workmanship and drainage, not the material.
No. Plenty of Seattle-area homes have low-slope sections, flat garage roofs, dormers and deck surfaces over living space, and TPO is a sensible system for all of them.
Yes, and that is one of its advantages. New membrane welds to existing, so punctures and failed seams are genuinely repairable rather than patched over with sealant.
