Foundation Rebuilding

Foundation Rebuilding & Structural Replacement.

Some foundations are past patching. When the concrete has lost its integrity or a wall has moved too far to bring back, rebuilding is the repair. We will tell you which side of that line your house is on.

Repair or Rebuild

The Point Where Patching Stops Being the Answer

Older Seattle and Tacoma homes frequently sit on foundations that were never going to last a century: ungrouted concrete block, unreinforced poured walls with no rebar, brick or rubble stem walls, or cedar post-and-pier systems that have rotted at the ground contact. These are not defective repairs. They are the end of a material service life.

The honest signs are consistent. Concrete that crumbles when you scrape it, exposed rebar that has rusted and spalled the face off the wall, a block wall that has sheared along a mortar course, a stem wall that has rotated outward, or settlement so advanced that levelling the house would simply tear the existing wall apart. At that point injection and reinforcement are cosmetic, and any contractor who sells them is selling you a delay.

Rebuilding replaces the failed section with a properly footed, reinforced concrete wall engineered for the load above it and the soil around it. On many Pacific Northwest homes this is done in sections while the structure is temporarily supported, so the house stays standing and in most cases habitable. It is the larger job, and it is also the one that ends the problem rather than postponing it.

How We Work

How a Rebuild Runs

Replacing structure under a standing house is sequencing work. Every stage is planned before the first section comes out.

Full system inspection

We establish what is actually carrying the house: the condition of the existing wall and footing, the soil, the load path above, and which sections have failed against which are still sound and can stay.

01

Define the Scope

You receive a sectioned plan showing exactly which runs of wall are being replaced, how the house will be supported while they are out, and where the permit and engineering requirements fall.

02

Execute the Repair

The structure is temporarily supported, the failed section is removed, and a new footing and reinforced wall are formed and poured to carry the load above it properly.

03

Verify & Document

We confirm the new wall is bearing correctly, restore the grade and drainage around it so the replacement is not attacked by the same water, and document each section with photographs.

FAQ

Foundation Rebuilding FAQ

Rebuilding a foundation is the largest job most homeowners will ever consider. These are the questions that come first.
When the material itself has failed rather than cracked. Crumbling concrete, rusted and spalling rebar, a sheared block wall or a rotated stem wall cannot be reinforced back to strength. We show you the evidence before recommending it.
Usually not. The work is staged in sections with the house temporarily supported, so most homes stay occupied throughout. If your particular layout makes that unsafe we will say so at the assessment, not halfway through.
Rarely. Failure is normally confined to specific runs of wall, most often the ones taking the worst water. We replace what has failed and keep what is sound, which is both honest and considerably less expensive.
Structural replacement generally requires both. We identify what your jurisdiction needs during the assessment and build it into the scope rather than discovering it once the work is underway.
Drainage. A rebuild that leaves the original water problem in place is a very expensive reset. We correct the grade, the discharge points and the footing drain as part of the job, not as an upsell afterwards.
