Siding Replacement

Siding Replacement in the Seattle Area, WA.

A full replacement is the one chance to see every inch of your wall. We take the old cladding off, fix what is underneath, rebuild the weather barrier properly, and re-clad the house.

Why Replacement Beats Another Patch

When the Whole Envelope Has Reached the End.

There is a point where repairing siding stops being economical. Cladding at the end of its service life, the same failure showing up on every elevation, a house wrapped decades ago with felt and no drainage gap, or a wall that has taken water in so many places that the patches would cost more than the tear-off. At that point replacement is the cheaper decision, not the expensive one.

The real value of a replacement is visibility. For a few days, every square foot of sheathing is exposed. Rot that would have been found years from now gets found and replaced. Missing flashings get added. A proper weather-resistive barrier and drainage plane go on where there may never have been one. Insulation and air sealing can be addressed while the wall is open, at a fraction of what they cost later.

We re-clad entire homes in fiber cement, wood and vinyl, and we treat the day the old siding comes off as the most important day of the job. What goes back on is the easy part. What we do to the wall while it is open is what you are actually paying for, and it is what decides whether the next owner of this house ever thinks about these walls.

How We Work

How a Replacement Runs

Tear-off, inspect, correct, re-clad. The middle two steps are where the job is won or lost.

Full system inspection

Before anything is ordered we assess the existing wall, the likely condition behind it, the material options for your exposure, and which elevations are taking the worst weather.

01

Define the Scope

You get the material, barrier and drainage specification, the flashing schedule, and a clear statement of how sheathing or framing repairs found during tear-off will be priced, so nothing appears mid-job.

02

Execute the Repair

Old cladding is removed elevation by elevation, damaged sheathing and framing replaced, a new weather barrier and drainage plane installed, every opening flashed, and the new siding hung and finished.

03

Verify & Document

We check clearances and flashings on every elevation, confirm the drainage plane is continuous, and hand over photographs of each wall opened up, which is a record no other job gives you.

FAQ

Siding Replacement FAQ

Replacing an entire envelope raises practical questions about cost, disruption and material. These come up most.
Once the same failure is appearing across elevations, yes. Each patch carries its own setup and access cost, and none of them fix a barrier that was never right. One tear-off corrects the whole wall assembly at once.
On most older Seattle homes, some rot at the bottom courses and around openings, and missing flashing at roof-to-wall junctions. We price that work transparently rather than discovering it as a surprise.
Yes. Work proceeds elevation by elevation and walls are never left open and unprotected overnight. There is noise and there is scaffolding, but the house stays weather-tight and occupied.
It is worth asking about. Exterior insulation and air sealing are dramatically cheaper with the cladding off than at any other time, and in this climate the comfort difference is noticeable.
It depends on your exposure, your budget and how much maintenance you want. We go through fiber cement, wood and vinyl against your actual walls rather than recommending one by default.
