Brick Repair

Brick Repair in the Seattle Area, WA.

When the brick itself has failed – faces popping off, units cracked through, corners gone – replacing those units properly is masonry work, not patching. We cut them out and match what goes back.

When the Unit Has Failed

A Spalled Brick Is Not a Cosmetic Problem.

Brick has a hard fired outer face and a soft absorbent interior. As long as the face is intact the unit sheds water. Once that face pops off – spalling – the brick behind it drinks water like a sponge, and in a Puget Sound winter that water freezes inside the unit and takes more of it off every cycle. A wall that loses one face a year is a wall that has started a process, not a wall with a blemish.

The cause is usually one of three things, and which one it is decides the repair. Water arriving from above, from a failed cap, coping, sill or gutter, soaks the units below it. Mortar harder than the brick – almost always a previous repair done in modern portland-rich mix – forces the brick to take the movement the joint should have absorbed, so the brick cracks instead of the mortar. Or the wall is simply holding water it cannot release because somebody sealed the face of it.

So brick repair that works starts by finding where the water is coming from and stops it, then cuts out the failed units and replaces them with brick matched for size, colour and – this is the part most often got wrong – absorption and strength. We will also tell you plainly when the number of failed units has passed the point where unit replacement makes sense, because at that point you are rebuilding a section, and it is cheaper to know that at the start.

How We Work

How We Repair Brick

Find the water first. Everything after that is cutting out and matching in.

Full system inspection

We sound the wall to find units that have lost their bond, map the failed area, and trace where water is entering above it - cap, coping, sill, flashing or gutter - because repairing units under an active source just restarts the clock.

01

Define the Scope

You get the failed units counted and located, the water source named, the replacement brick and mortar specified, and an honest statement of whether this is unit replacement or a section rebuild.

02

Execute the Repair

Failed units cut out without damaging their neighbours, the opening cleaned back to sound material, matched brick laid in and pointed with a mortar matched to the wall, not to the bag.

03

Verify & Document

We check the repair for bond and colour once the mortar has taken, confirm the water source above it is genuinely corrected, and hand over photographs of the wall opened up and closed again.

Why Chimneyz

We Replace Brick Every Week

Chimney rebuilding is brick replacement under the hardest conditions a residential masonry assembly ever sees – heat, freeze-thaw and constant water. Sourcing a match, cutting units out of a standing wall and toothing new ones in is ordinary work for our crews rather than an occasional job, and the same mortar matching we use on a hundred-year-old chimney is what goes into your wall.

FAQ

Brick Repair FAQ

Brick repair is where the wrong mortar does lasting damage. These are the questions worth asking first.
Replaced. Once the fired face is off, the unit absorbs water and will keep breaking down. Coatings and fillers over a spalled face trap the water inside it and make the next winter worse, not better.
Usually, yes. We source salvaged brick or a current unit that matches on size, colour and texture, and we match absorption and strength as well, which matters more for how long the repair lasts than colour does.
Efflorescence – salts carried out of the masonry by water moving through it. The stain is a symptom. We find what is letting the water in, because cleaning the surface without that just means it returns.
Most often because the repair mortar was harder than the brick. A joint is meant to be the soft part that moves. When it is harder than the units, the units crack instead, and the repair causes the next failure.
There is no fixed number – it depends on whether they are scattered or concentrated. Scattered units are a repair. A concentrated area, or a wall that has lost bond across a section, is a rebuild, and we will say which you have.
