Crawl Space Repair

Crawl Space Repair: Structural Repairs From Underneath.

Sagging floors, failed posts, fallen insulation and rotted framing are not a humidity problem any more. They are structural damage, and they are repaired from underneath.

Damage, Not Just Moisture

The Repairs a Wet Crawl Space Eventually Forces

A crawl space that has been damp for years stops being a moisture question and becomes a list of things that need rebuilding. Girders and joists soften where they sit closest to the ground. Post bases rot at the concrete contact or the pier settles and the post is simply no longer carrying load. Subfloor delaminates. Batt insulation absorbs moisture, loses all value and falls out of the joist bays, usually onto a vapor barrier that has been torn open by whoever last crawled through.

You feel this upstairs before you ever see it. A floor that dips toward the middle of the house, bounce in a span that used to be solid, a cold floor over a room that should not be cold, doors that stick in winter, or a musty smell that is strongest at floor level. Rodent intrusion usually arrives with the same conditions, bringing damaged ducting and contaminated insulation with it.

Repair means replacing or sistering affected framing, resetting or replacing posts and piers so the load path works again, replacing the subfloor where it has failed, removing ruined insulation and ducting, and re-establishing a continuous vapor barrier over the ground. If the water that caused all of it is still arriving, the repair is only the first half of the job.

How We Work

How We Repair a Crawl Space

We work from the load path outward, because framing repairs made over a failed support do not last.

Full system inspection

We map the damage: framing condition, post and pier bearing, subfloor integrity, duct and insulation state, vapor barrier coverage, standing water, and where the moisture is coming from.

01

Define the Scope

The scope separates structural repair from moisture control and tells you which is urgent and which can be staged, so you are deciding with the full picture in front of you.

02

Execute the Repair

Damaged girders and joists are sistered or replaced, posts and piers reset to restore bearing, failed subfloor replaced, ruined insulation and ducting removed, and a continuous ground vapor barrier laid.

03

Verify & Document

We confirm the floor above is supported and level where it can be, verify the vapor barrier is continuous and sealed, and photograph the work, because you are not going to crawl down and check it.

FAQ

Crawl Space Repair FAQ

Almost nobody has seen their own crawl space. These are the questions that follow the first set of photographs.
When something has already failed. Soft or spongy framing, a post that is no longer bearing, delaminated subfloor, or a floor upstairs that has visibly dropped are repairs. Humidity alone is a moisture-control job.
Repair fixes what the damp has damaged. Waterproofing stops the water arriving. Most crawl spaces in this condition need both, and we will tell you plainly which part is urgent.
Often partially, sometimes fully. It depends on how long it has been down and what the finishes above will tolerate. We are straight about the realistic result before starting rather than after.
If it has been wet, yes. Wet batt insulation has no thermal value, holds moisture against the framing it is touching and is frequently contaminated. Leaving it in place undermines everything else done down there.
Yes. Contaminated insulation and damaged ducting are part of the same cleanup, and the access points that let rodents in are usually the same gaps letting moist air in.
