French Drain Installation

French Drain Installation & Yard Drainage.

The cheapest foundation repair is the one you never need. A correctly built French drain intercepts water upslope of your foundation and carries it somewhere it cannot do any harm.

The Work That Prevents the Other Work

Most Foundation Damage Is a Drainage Problem First

Nearly every foundation and crawl space problem we are called to repair began as water that had nowhere to go. Saturated soil against a footing pushes on the wall, feeds moisture into the crawl space, and over seasons opens the cracks that eventually need structural repair. A French drain addresses that upstream, which makes it the least expensive intervention on this entire list by a wide margin.

The principle is simple and the execution is where it goes wrong. A perforated pipe is bedded in clean washed drainage rock, wrapped in filter fabric, laid at a consistent fall, and discharged somewhere that genuinely carries the water away. The failures we are called to replace are always the same: pipe laid in native soil or fine sand instead of washed rock, no filter fabric so the system silts up within a few seasons, insufficient or inconsistent fall, or a discharge that dumps the water back against the house or into a point that floods in winter.

A French drain is also the right answer to problems that are not about the foundation at all: a yard that stays saturated for weeks, a patio or driveway that sheets water toward the building, a slope above the house delivering runoff to the back wall, or a retaining wall with no working drainage behind it. In every case the job is the same, which is to intercept the water before it arrives and give it a better route.

How We Work

How We Install a French Drain

Fall and discharge decide whether a drain still works in ten years, so both are established before anyone digs.

Full system inspection

We establish where the water comes from, where it collects and where it can legitimately be discharged to, then set the drain line and the fall from that rather than from convenience.

01

Define the Scope

You get the route, depth, fall, materials and discharge point in writing, including how the drain ties in with downspouts and any existing footing drain.

02

Execute the Repair

Trenching to a consistent fall, filter fabric, clean washed drainage rock, perforated pipe correctly oriented, and a discharge that carries water genuinely clear of the structure.

03

Verify & Document

We flow-test the finished line, confirm water leaves at the discharge rather than pooling anywhere along it, restore the surface, and photograph the trench before it is covered.

Why Chimneyz

We Would Rather Sell You the Drain

We repair the foundations and crawl spaces that bad drainage destroys, so we know exactly what the alternative costs. When a French drain will prevent the structural work, that is what we recommend, and we build it to the standard that makes it a permanent fix rather than a trench that silts shut in four winters.

FAQ

French Drain Installation FAQ

French drains are simple in principle and frequently built badly. Here is what determines whether yours lasts.
A footing drain sits at the base of the foundation and handles water that has already reached it. A French drain is usually placed to intercept water before it gets there. Many houses benefit from both.
Silt. A pipe laid without filter fabric and clean washed rock fills with fine soil within a few seasons. Inadequate fall and a poor discharge point are the other two failures we are called to replace.
To a point that carries it genuinely clear of the structure and that does not flood itself in winter. Identifying a legitimate discharge is part of the design, not an afterthought on the day of installation.
Frequently, yes. The same interception that keeps water off your foundation is what dries out a yard that stays saturated for weeks, which is why many of these jobs solve two problems at once.
Usually, and it is often worth doing, but roof water is a large volume and the line has to be sized for it. We confirm the capacity rather than simply tying them in and hoping.
