Fireplace Replacement

Fireplace Replacement in the Seattle Area, WA.

When a fireplace is past repair, the unit comes out and a new one goes in. The opening stays, which is what keeps this far cheaper than building a fireplace from scratch.

Replace, or Repair

A Factory-Built Fireplace Has a Service Life. Masonry Does Not.

That distinction decides most of this conversation. A masonry firebox is repairable almost indefinitely – firebrick and refractory mortar can be replaced, a damaged smoke chamber can be rebuilt – so a masonry fireplace rarely needs replacing, it needs repairing. A factory-built unit is an appliance. It has a steel firebox, refractory panels and a listed assembly, and when the panels are cracked through, the firebox is burned out or the model has been out of production for twenty years, repair stops being available.

So the honest version is that fireplace replacement usually means replacing a factory-built unit with a current one, or replacing an obsolete insert. What makes it worth doing rather than daunting is that the hard parts are already there: an opening, a hearth, a chase or a flue, and a wall built to carry it. The new unit is set into the space the old one occupied, with new venting or a liner as its listing requires, and the surround made good around the new trim.

What has to be checked before anything is ordered is whether the new unit fits the existing opening, venting and clearances, because listings differ between models and the one that replaces yours will not have identical dimensions. Where the old venting cannot be reused, that is part of the job rather than a surprise. And where the right answer is a repair – cracked panels on a unit still in production, a masonry firebox that simply needs relaying – we will say so, because replacing a repairable fireplace is the most expensive thing we could sell you.

How We Work

How We Replace a Fireplace

Establish whether it is repairable, then fit the new unit to the opening you have.

Full system inspection

We establish what you have - masonry or factory-built - and its condition, and whether parts are still available, because a repairable fireplace should not be replaced.

01

Define the Scope

You get a straight answer on repair versus replacement, the replacement unit measured against your existing opening, venting and clearances, and any venting or surround work it needs stated as its own line.

02

Execute the Repair

The old unit removed, the opening prepared, the new unit set to its listed clearances with venting or a liner as its listing requires, and the surround and trim made good around it.

03

Verify & Document

We confirm the new unit is at its listed clearances and the venting terminates correctly, operate it, and hand over its documentation along with photographs of the work behind the trim.

Why Chimneyz

We Would Rather Repair It

Masonry repair is our trade, so we have no reason to push a replacement on a fireplace that can be relaid – and a masonry firebox usually can. Where the unit genuinely is at the end, the venting, the clearances and the masonry around the new one are all work we carry ourselves, which is what keeps it one job rather than a dealer, a fitter and a mason taking turns.

FAQ

Fireplace Replacement FAQ

The first question is always whether yours needs replacing at all.
Mostly by what it is. A factory-built unit with cracked refractory panels, a burned-out firebox or no parts still available is a replacement. A masonry firebox is almost always a repair.
Usually, and that is what keeps the cost down – but not blindly. Listings differ between models, so the replacement is measured against your opening, venting and clearances before anything is ordered.
Sometimes. The new unit’s listing decides what venting it needs, and where the existing run does not meet it, new venting or a liner is part of the job rather than something found later.
Yes, and it is a sensible moment to decide. If you are going from wood to gas in an existing masonry firebox, that is a conversion; if the unit is being replaced anyway, the two decisions fold into one job.
Not usually all of it. The new unit’s trim rarely matches the old one exactly, so the facing immediately around the opening is made good. How far that extends is something we show you before the work starts.
