New Roof Installation

New Roof Installation in the Seattle Area, WA.

A roof going on for the first time is the only one that can be detailed perfectly from the deck up. We install roofs on additions, accessory dwelling units, garages and new builds, tied properly into whatever they meet.

Built Right From the Deck Up

The Only Roof With No Inherited Mistakes.

Installing a roof on a new structure is a different job from replacing one. There is no existing detailing to work around and no previous crew whose shortcuts have to be lived with. Every flashing, every ventilation decision and every junction is specified from scratch, which means the roof can actually reach the life the material is rated for.

The part that decides whether it does is the tie-in. An addition roof meets the existing house somewhere, and that transition is where new-construction roofs leak. A valley where the new plane meets the old, a wall junction needing step and kick-out flashing, a difference in pitch or material between old and new. Done casually, the new roof is fine and the junction leaks within two winters.

We install roofs on additions, ADUs, detached garages, shops and new builds, in asphalt, metal and low-slope membrane depending on pitch and exposure. Ventilation is designed rather than defaulted, because an addition tied into an existing attic can wreck the airflow of both if nobody thinks about it. And the tie-in is treated as the critical detail it is, not as the last hour of the job.

How We Work

How We Install a New Roof

Everything is specified before the deck is covered, because nothing here is inherited.

Full system inspection

We look at pitch, exposure, the structure it ties into, and how the new attic space will ventilate relative to the existing one, then choose material and detailing from that.

01

Define the Scope

You receive material, underlayment, ventilation design, flashing schedule and the tie-in detail in writing, along with the inspection points your jurisdiction requires.

02

Execute the Repair

Underlayment and ice barrier, flashing at every junction and penetration with the tie-in to the existing structure detailed deliberately, then the roof installed to manufacturer specification.

03

Verify & Document

We verify the tie-in sheds correctly, confirm intake and exhaust ventilation are balanced for both the new and existing space, and photograph the detailing before covering.

Why Chimneyz

We Detail the Junctions Nobody Else Owns

The failure point on a new roof is where it meets something that was already there. Those junctions are our daily work, and because we handle masonry and the building envelope as well as roofing, there is no handoff between trades at exactly the point where water gets in. One licensed Washington team, start to finish.

FAQ

New Roof Installation FAQ

New roofs on additions and outbuildings raise their own questions. These are the common ones.
A replacement works around an existing structure and inherits its detailing. A new installation specifies everything from the deck up, and the critical detail becomes the tie-in to whatever it meets.
It depends on the pitch more than anything. Low slope needs a membrane rather than shingles, and matching the existing house matters for appearance and resale. We go through both with you.
We identify what your jurisdiction requires as part of the scope and build the inspection points into the schedule rather than discovering them partway through.
Close, rarely exact. A new roof next to a weathered one will read as newer for some years. Where appearance is critical, we discuss matching or re-roofing both before you commit.
Sometimes, and it has to be thought about. An addition joined to an existing attic can unbalance the ventilation of both, which is how condensation problems appear in a part of the house nobody touched.
