Chimney Removal

Chimney Removal in the Seattle Area, WA.

A chimney nobody uses is a maintenance bill and, in this region, a seismic liability. Taking it down is often the right answer – if what carried its load is handled.

When It Earns Its Keep No Longer

An Unused Chimney Is Still a Structure.

There comes a point where keeping a chimney stops making sense. The fireplace has not been lit in a decade, the stack needs a crown, a cap, repointing and new flashing, and none of that buys anything you use. In Western Washington there is a second argument too: an unreinforced masonry chimney is one of the least earthquake-tolerant parts of an older house, and the ones that come down in a shake tend to come down through the roof.

Removal comes in two forms and the difference matters. Taking the stack down to the roofline is the common one: everything above the roof goes, the roof is framed over and closed up with matching material, and the structure below stays where it is, usually boxed into the house anyway. Full removal takes the chimney out from the foundation up, which means the floors, walls and ceiling it passed through have to be framed, insulated and finished, and anything that was bearing on it has to be carried another way.

That last point is the one that gets missed. In older houses, floor joists and sometimes rafters bear on the chimney mass, and the stack may be carrying more than its own weight. Removing it without replacing that support is how a removal becomes a structural problem. There is also the fireplace to decide about, the roof to make watertight and match, and, where the chimney served gas or oil appliances, their venting to resolve before anything comes down.

How We Work

How We Remove a Chimney

Work out what it carries, take it down cleanly, and close the house up properly.

Full system inspection

We establish what the chimney is carrying and what is bearing on it, what appliances still vent through it, and how far down the removal should sensibly go.

01

Define the Scope

You get removal to the roofline or full removal set out clearly, the support replacing anything the stack was carrying, the roof and interior make-good specified, and any permit that applies identified.

02

Execute the Repair

The masonry taken down in controlled courses rather than dropped, support installed where it is needed, the roof framed, sheathed, underlaid and finished to match, and the interior closed up.

03

Verify & Document

We confirm the roof is watertight and the framing is correctly supported, leave the site clean, and photograph the structure before, during and after.

Why Chimneyz

Structure First, Demolition Second

Most of our work is putting masonry back, which is exactly why we are careful about taking it away: we know what a chimney is often holding up in a house of this age. And because we roof as well, the hole left in the roof is closed and matched by the same crew on the same job rather than left for somebody else.

FAQ

Chimney Removal FAQ

Removal is usually cheaper than restoration. The question is what it leaves behind.
If you use the fireplace, repair it. If it has not been lit in years and needs real money spending on it, removal is often the better value – and it takes a seismic risk off an older house at the same time.
Yes, and that is the most common version. Everything above the roofline comes off, the roof is framed over and matched, and the structure inside the house stays where it is.
It can, which is why we check first. In older houses joists and sometimes rafters bear on the chimney mass. Where they do, that support is replaced as part of the work rather than discovered afterwards.
It gets framed, sheathed, underlaid and finished with material matched to the existing roof. On an older roof an exact color match is not realistic, and we will say so before you decide.
Often, and it varies across Puget Sound jurisdictions – particularly for full removal or where structure is involved. We identify what applies during the assessment rather than after work has started.
