Roof Replacement

Roof Replacement in the Seattle Area, WA.

A re-roof is the one time anybody sees your decking. We tear off to the deck, replace what is damaged, re-detail every junction and flashing, and put a roof back that is built for this climate.

When Replacement Is the Right Call

Tear-Off Is Also an Inspection You Cannot Get Any Other Way.

There is a point where repairing a roof stops making sense: granules gone across whole planes, shingles curling or cracking on more than one elevation, repeated leaks in different places, or simply a roof at the end of its service life. Past that point each repair is a payment against an asset that is finished.

What replacement actually buys you is more than new shingles. For a day or two the decking is exposed, and soft or delaminated sheathing that has been quietly wet for years gets found and replaced. Every flashing is new rather than reused. Valleys, chimney junctions, wall transitions and penetrations get detailed correctly instead of inheriting whatever the last crew did. Ventilation can be corrected while the roof is open, which on a Pacific Northwest house matters a great deal.

We re-roof in asphalt, metal and the low-slope membranes, and we treat the tear-off day as the important one. The material on top is a choice. What is underneath it, and how the edges and junctions are detailed, is what decides whether this roof reaches its rated life or leaks in six years at the same chimney it always did.

How We Work

How a Re-Roof Runs

Tear off, inspect, correct, re-roof. The two steps in the middle are where the value is.

Full system inspection

Before anything is ordered we assess the existing roof, the likely deck condition, the ventilation, and which junctions have been failing, so none of it is a surprise on the day.

01

Define the Scope

You get the material, underlayment, flashing schedule and ventilation plan in writing, plus a stated rate for any deck replacement found during tear-off so it cannot become an open-ended cost.

02

Execute the Repair

Full tear-off to the deck, damaged sheathing replaced, new underlayment and ice barrier where required, all flashings new and correctly integrated, then the roof installed to the manufacturer specification.

03

Verify & Document

We check every penetration and junction, confirm the ventilation is balanced, clear the site magnetically for nails, and hand over photographs of the deck before it was covered.

Why Chimneyz

The Chimney Gets Done at the Same Time

Chimney flashing is replaced as part of any re-roof, which makes a re-roof the only sensible moment to do crown work, repointing or a rebuild. Homeowners who use a roofer alone pay to open that junction twice. We are the mason and the roofer, so it is one visit and one responsibility.

FAQ

Roof Replacement FAQ

A re-roof is one of the largest decisions on a house. These questions come up every time.
Less than the package says, generally, because moss and sustained damp work on asphalt harder than sun does elsewhere. Ventilation and keeping the roof clear change the answer more than brand does.
It is sometimes permitted and we do not recommend it here. You lose the deck inspection, you trap whatever moisture is in the old layer, and the next tear-off costs considerably more.
We expect some, particularly at eaves and around chimneys. The rate is agreed in the scope before we start, so the cost is known rather than negotiated with your roof already open.
It is replaced either way as part of the job. The real question is whether the chimney itself needs crown or masonry work, and if it does, doing it now is far cheaper than cutting into a new roof later.
Most residential re-roofs are a few days once started, weather depending. We stage so that no section of deck is left exposed overnight without protection.
