Every Service Starts With the Full Picture.
The frequent rain and wind in Seattle demand a roofing system that does more than just shed water-it needs to protect the entire building envelope. We began this project with a detailed inspection of the existing roof deck and chimney interface. Our assessment revealed that the original asphalt shingles were failing, leading to hidden moisture intrusion near the chimney stack. We provided the homeowners with a clear scope that addressed both the roof surface and the structural vulnerabilities beneath it.
A Full-System Repair, Done Once.
Transitioning to a Standing Seam metal roof requires precision engineering, especially around structural penetrations. Unlike standard roofing contractors, Chimneyz specializes in the “Roof-to-Chimney” interface. We didn’t just lay new panels; we rebuilt the chimney cricket and installed custom-fabricated step and counter flashing to ensure a lifetime seal . By integrating the new roofing system with high-grade attic air sealing and moisture control, we ensured the home remains dry and energy-efficient year-round.
What We Did.
The project involved a full tear-off of the old roofing material, followed by the installation of an architectural Standing Seam metal roofing system . We installed advanced synthetic underlayment, reinforced the roof-to-foundation drainage solutions, and upgraded the entire roof ventilation system to prevent moisture buildup in the attic. A critical part of the work was the full replacement of the chimney flashing and the construction of a new saddle to divert water away from the masonry.
