Basement Waterproofing

Basement Waterproofing in the Seattle Area, WA.

A dry basement is a drainage problem solved, not a coating applied. We find where the water enters, where it is being held, and we give it somewhere better to go than your floor.

Why Basements Flood Here

Water Does Not Come Through Concrete by Accident

A below-grade wall in Western Washington spends most of the year with saturated soil against it. When that soil cannot drain, the water builds hydrostatic pressure and finds the paths of least resistance: the cold joint where the wall meets the footing, form tie holes, shrinkage cracks, mortar joints in block walls, and any penetration cut through the wall for a pipe or conduit.

That is why sealant painted on the inside face so often fails. It is being asked to hold back pressure from the other side, and water simply moves to the next weakest point or pushes the coating off the wall. The same logic applies to the symptoms people live with for years: efflorescence, a damp smell that never clears, peeling paint, rusting appliance feet, mold along the base of finished walls.

Real waterproofing manages the water rather than resisting it. Depending on the house that means an interior perimeter drain tied to a sump, exterior excavation with a proper membrane and footing drain, sealing specific entry points under pressure, or correcting what is happening above ground: grade that slopes toward the house, downspouts discharging at the wall, a failed or silted footing drain. Most wet basements we see are fixed by a combination, and the diagnosis decides which.

How We Work

Our Waterproofing Process

We trace the water before we specify the system, because the entry point determines the solution.

Full system inspection

We identify where water is entering and why: wall and floor joints, cracks, penetrations, exterior grade, downspout discharge, and whether the existing footing drain is still doing anything at all.

01

Define the Scope

You get a scope that names the system and the reasoning, separating what stops water entering from what manages the water already there. Every element is explained before you commit.

02

Execute the Repair

Interior perimeter drainage and sump, exterior membrane and footing drain, crack and penetration sealing, and the above-ground corrections to grade and discharge that keep the load off the wall.

03

Verify & Document

We test the system under water, confirm discharge runs away from the structure, and document the installation with photographs before anything is covered or backfilled.

Why Chimneyz

We Follow Water for a Living

Our core work is finding where water enters a building and stopping it at the entry point rather than at the stain. A chimney leak teaches you to trace water that appears ten feet from where it got in, and a wet basement is the same problem pointed downward. We assess the roof, the grade, the drainage and the foundation as one water system, because in your house they are one system.

FAQ

Basement Waterproofing FAQ

Basement water is the problem homeowners are most often sold the wrong fix for. Here is what to ask.
Rarely on its own. Coatings applied inside are resisting pressure from the far side of the wall, so water moves to the next weak point or pushes the coating off. They have a place, but not as the whole solution.
It depends on where the water enters and what is above ground. Interior systems manage water that reaches the wall; exterior work stops it reaching the wall. The inspection decides, and sometimes the answer is a combination.
Yes. Seasonal saturation is still cycling moisture through the structure and the air in your house. It also tends to worsen, because each wet season moves a little more soil and opens the paths slightly further.
Only if water is reaching a point where it must be lifted out. Where the lot allows a gravity discharge we prefer it, because nothing that depends on a pump and power is better than something that does not.
More than most homeowners expect. A downspout discharging beside the foundation can put hundreds of gallons against one spot during a single storm. We check the roof drainage before specifying anything below grade.
